About Rainbow Ridge Estates


Rainbow Ridge Estates is a tight-knit residential community in Longmont, Colorado, governed by a volunteer Board of Directors elected by and from homeowners. Our HOA maintains the community's common areas — including the neighborhood park and two landscaped islands — and helps preserve the character and appearance that makes RRE a great place to live.

🌿 Common Areas

The HOA maintains the neighborhood park, two landscaped islands, and sidewalks throughout the community. Seasonal cleanup, lawn care, fertilization, aeration, and tree maintenance are all handled by our contracted landscaping team.

👥 Volunteer Board

Rainbow Ridge Estates is self-managed by a volunteer Board of Directors. Board members are homeowners who give their time to keep dues low and decisions local. Annual elections are held each September at the Annual Meeting.

📅 Annual Meeting

The Annual Meeting is held each September and is open to all homeowners. It covers the year's budget, grounds updates, board elections, and community discussion. A neighborhood picnic follows the meeting — all are welcome.

💵 HOA Dues

Annual dues are $500 per lot, invoiced each year. Dues fund landscaping, insurance, park maintenance, and a reserve fund for long-term community needs such as street and infrastructure upkeep.

ACC Approval Required Before Exterior Changes

Before making any exterior modifications to your home or landscaping, please remember that RRE aesthetics are governed by Architectural Control Guidelines. If you plan any modifications to the exterior of your house or landscaping, including new structures, paint colors, or plantings taller than 24 inches, you must receive written ACC approval. Please consult the ACC guidelines before beginning work. If in doubt, contact the ACC. Unauthorized work may result in fines up to $500. See the ACC section below for details.

Park Rules

No Bikes on Park Turf – E-Bike Speed Limit

Please do not ride bicycles — human-powered or electric — on the grass turf in the park on Jade Lane. E-bikes must adhere to the City-posted speed limit of 20 mph for pedal-assisted e-bikes and must be ridden in designated bike lanes.

Community Reminder

Park & Neighborhood Etiquette

Please pick up after pets in the park and common areas. Drive slowly through the neighborhood and remind visitors to do the same. Excessive dog barking that disturbs neighbors should be addressed promptly. Let's keep RRE a peaceful, neighborly place for everyone.

ACC Request Process


The Architectural Control Committee (ACC) reviews proposed exterior changes to homes and landscaping to maintain the consistent, attractive character of Rainbow Ridge Estates. Before making changes to any exterior part of the house or the landscaping, ask for guidance from the ACC.

Review the Guidelines

Read the Architectural Design Guidelines to understand what requires ACC approval and the list of exemptions (Section 4.3). When in doubt, reach out to the ACC before starting any work.

Download & Complete the Request Form

Fill out the Architectural Change Request Form. Include a description of the project, materials, colors, dimensions, and any sketches or photos that help explain the change.

Submit to the ACC

Email your completed form and supporting materials to rrehoaacc@googlegroups.com. The ACC committee will review your request and respond with approval, denial, or a request for more information.

Wait for Written Approval

Do not begin work until you have received written approval. Starting before approval is granted may result in fines and/or a requirement to remove or reverse the changes at your own expense.

What does NOT require ACC approval: Repainting within the original approved color palette, replacing similar-sized plants in-kind, planting anything that at mature height will be under 24 inches, or removal of dead vegetation. See Section 4.3 of the Design Guidelines for the full list of exemptions.

Fine for unauthorized work: Up to $500, plus potential cost of removal or reversal.

Frequently Asked Questions


How much are HOA dues and when are they due?

Annual dues are $500 per lot. They are billed once per year. If you are unsure of your balance or payment status, contact the board by email.

Do I need approval to repaint my house?

If you are repainting using the same color or a color within the original approved palette, no ACC approval is needed. If you are changing to a new color, you must submit an ACC request and receive written approval before painting.

What exterior projects require ACC approval?

Any change to the exterior appearance of your home, including:

  • New paint colors outside the original palette
  • Fences, pergolas, sheds, or other permanent structures
  • Playsets or playhouses
  • Landscaping changes where mature plants will exceed 24 inches in height
  • Solar panels, satellite dishes, or other roof-mounted equipment (check guidelines)
Are chickens or other livestock allowed?

No. Rainbow Ridge Estates homeowners voted to prohibit chickens and Vietnamese pot-bellied pigs within the community, even though the City of Longmont permits them. This restriction is codified in the community's governing documents.

Who maintains the park and common areas?

The HOA contracts with a professional landscaping service to maintain the neighborhood park, two landscaped islands, and associated green spaces. This includes mowing, weeding, fertilizing, aeration, seasonal cleanup, and tree care. The cost is covered by annual HOA dues.

How do I get involved or join the board?

Rainbow Ridge Estates is entirely volunteer-run. Board positions are elected at the Annual Meeting each September. If you're interested in serving, attend the Annual Meeting and let the current board know — your participation is always welcome and appreciated.

Where do I park? Can I park on the street?

Street parking is permitted by the City of Longmont. However, the board encourages residents to be considerate of neighbors — avoid parking in front of mailboxes or blocking driveways. Long-term street parking can affect the character of the neighborhood.

How do I report a concern or neighborhood issue?

Send an email to the HOA board. We ask that all residents approach concerns respectfully and neighborly in the first instance. The board will follow up on issues that require formal action.

How do I request a copy of the annual budget?

The annual budget is available upon request. Email the board and a copy will be provided.
